Property Assessments & Inspections
We provide Property Assessment Services and Inspections for various parties such as lenders, life insurance companies, developers, investors and fund managers. This service typically includes a walk thru of the property in order to evaluate the general condition of all building and site elements.
Elements that may be assessed during these processes may include utilities, landscaping, paving/parking, irrigation systems, lighting, amenities, structural systems, roofing, windows, mechanicals, electrical, plumbing systems, fire life safety systems, and interior finishes. All systems and the building’s design are evaluated for general conformance to applicable codes and ordinances, including the Americans with Disabilities Act (ADA) and Federal Fair Housing.
In addition, we may analyze items like annual budget reports, capital improvement expenses, and mechanical maintenance logs, supplemented with information gathering from interviews with management and maintenance personnel.
Reports generally include a narrative assessment of all major physical components, including mechanical and electrical systems and their condition. Included are recommendations for immediate repairs or replacements with estimated costs, and calculation of future replacement(s) for reserve funds. Information about local zoning, flood and seismic zones and compliance with building and fire codes may also be provided.
