Construction Observation Services
In addition to existing building evaluations, Forum also provides comprehensive observation of new construction projects for lenders. As consultants, our knowledge, experience and expertise help to minimize lender risk by monitoring all phases of construction including compliance with plans, specifications and schedules. We also complete construction document reviews and conduct site tours, typically in conjunction with the monthly payment application process.
New construction observations typically include an initial review of the project plans and specifications and other related documentation, including soil boring tests, construction budgets, and schedules. This review also allows us to report apparent material, design, construction methods, or budget deficiencies.
Once construction is initiated, we begin our construction monitoring typically in conjunction with the contractor's submission of their monthly Application and Certificate for Payment documentation. This service includes the sit visit, review of the application with an opinion of its accuracy and reporting. All reports include comments regarding any change orders, the schedule and any issues. Photos are provided with all reports. We are able to review the documents, request any revisions and make the necessary approvals.

We are also able to review and approve change-order requests on behalf of our clients.
When a project’s construction is complete, Forum can help develop a punch list which typically includes the Architect’s Certificate of Substantial Completion. Warranty inspections, typically completed in six- or twelve-month increments, can also be performed.
